​GROUNDSMEN/MAINTENANCE TECHNICIAN
Be a visible representative of The Power Complex while increasing the net operating income of the company through outstanding maintenance efforts and activities. Performs various tasks necessary to maintain and enhance the value of the community. Involved in maximizing and maintaining high occupancy levels through professional maintenance practices and quality control while following all policies and procedures. The position reports to Director of Operations. Wages are hourly (Non-exempt; eligible for over time).

A Maintenance Technician will be expected to operate effectively with a level of general supervision that enables him/her to participate in determining objectives and approaches to assignments. They will plan, schedule and arrange some of their own activity in meeting objectives. Work will be reviewed upon completion for adequacy in meeting objectives.


RESPONSIBILITIES & DUTIES
  • Under general supervision, performs all required general apartment and facilities maintenance.
  • Knowledge of appliance repair and replacement.
  • Preparation of vacant apartments for move-in and assisting with service and general maintenance requests.
  • Meticulously maintains curb appeal, keeping grounds & common areas free of trash/debris.
  • Perform on-call emergency service as required.
  • Financially assist in monitoring and/or controlling maintenance inventory and/or supplies and the related expenses.
  • Make timely, relevant choices and judgments while delivering professional services to the staff and residents.
  • Operate and maintain properties in a safe and superior condition.
  • Required to establish and build relationships with co-workers, vendors and residents relevant to generating/retaining business and revenues.
  • Create and maintain a positive, stimulating and safe environment.
  • Adhere to company’s uniform policy. Must be well groomed.
  • Accomplish all tasks as appropriately assigned or requested.
  • Conform to all safety rules and use all appropriate safety and personal protection equipment as required.

COMMUNICATION SKILLS
Must have a basic ability to read, analyze and interpret general documents and some technical manuals and procedures or regulations. Ability to write simple business correspondence and input in to computer.

REASONING SKILLS
Must have the ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret a variety of technical instructions, which may include some diagrams.

ANALYTICAL SKILLS
Must have an intermediate level of ability to gather relevant facts and use them to reach sound and logical conclusions pertaining to professional services delivered to all properties and employees.

ADMINISTRATIVE SKILLS
Must have a basic ability to plan and prioritize tasks to achieve satisfied residents and goals of The Power Complex.

MATH SKILLS
Must have basic math skills with the ability to calculate figures and amounts.

COMPUTER SKILLS
Should be at a basic level and include the use and knowledge of integrated computer systems and other business software for work orders and resident notices.

PHYSICAL/WEIGHT REQUIREMENTS
A Maintenance Technician must be able to comfortably stand, walk, sit, talk, hear and see with reasonable accommodation. They will also be required to be able to use hands and fingers, climb ladders, stoop, kneel, crouch to crawl, reach with hands and arms, and smell with reasonable accommodation. With assistance, they must also be able to lift at least 50 lbs. on occasion.

WORK ENVIORNMENT
A Maintenance Technician will be required to work in all weather climates, work near moving mechanical parts, work in high precarious places, near fumes or caustic chemicals, extreme cold or heat, near risk of electrical shock and outdoor weather conditions. The noise level will be moderate.

PROGRAM ADMINISTRATIVE SPECIALIST
​As an Administrative Specialist for The Power Complex, you will be responsible for coordinating administrative support for project management to ensure timely and cost effective completion of administrative details. The ideal candidate is highly self-motivated, professional, and capable of managing their work load and prioritizing task in a fast-paced environment for multiple people. You will need to be able to anticipate, initiate, coordinate and follow up on administrative activities and other special projects. The scope and complexity of this position is such that the Administrative Specialist will be able to handle all travel needs for the The Power Complex, maintain all records and inventory within the department, and handle sensitive situations at times in a mature and confidential manner. The position reports to Director of Operations.  Salary DOE ranges from $38,000-$50,000 Annually.

MINIMUM EDUCATION & EXPERIENCE
  • High school diploma or GED.
  • Five (5) years of administrative support experience required.
  • Experience must involve e-mail, word processing and typing correspondence and reports, data entry, budgeting and bookkeeping, preparing presentations and filing.
  • Grants and/or database experience preferred.
CASE MANAGER SPECIALIST
Appropriate candidates for the position must be at least eighteen (18) years of age, be able to effectively read, write and communicate verbally in English, be able to read and understand instructions, perform record-keeping and write reports. Case Manager is responsible for conducting orientation and accurately demonstrating proper reporting through the online portal platform. Must have a valid driver’s license and automobile insurance of the appropriate type.
Must have a Bachelor’s degree from an accredited college or university in a human services field: Human Services field: social work, sociology, psychology, vocational rehabilitation, counseling, education are examples but not all inclusive. Or a Bachelor’s degree from an accredited college or university in a non-related field and one year (1) of relevant experience: Relevant experience is defined as experience in working directly with persons with re-entry, corrections state or federal level. 
​This position provides case management services to assist the individuals in identifying, selecting, obtaining, coordinating, and using both paid services and natural supports to enhance the residents independence, integration in the community, and productivity as specified in the residents individual career plans. This would be an remote /office position; the case manager would be serving Memphis area. Case Manager reports to the Administrative Specialist and Director of Operations. Salary DOE range from $39,00-$50,000 Annually

PORTER/HOUSEKEEPING (2 AVAILABLE) ​​

​​RESPONSIBILITIES & DUTIES
  • Support room attendants in maintaining correct supplies and linen pars in closets and delivery of those supplies to the floors if needed.
  • May help strip linens for room attendants.
  • Vacuum, spot-clean, shampoo all guest hallways.
  • Polish and maintain all elevator tracts.
  • Maintain vacuum cleaners and other equipment by cleaning up, changing bags and belts regularly.
  • Covers all floors assigned and ensures that the hotel cleanliness standards are maintained in all areas of responsibility.
  • Maintain the general upkeep of assigned sections of guest floors and common areas.
  • Recognize and report all missing, damaged, or sub-standard furniture, fixtures and equipment.
  • Responsible for furniture moving, wall washing, drape cleaning, delivery of any guest requests, shampooing, buffing, spot cleaning, interior and exterior window washing, mirror cleaning, high dusting, etc.
  • Maintain the cleanliness of guest foyers and corridors by performing wall washing vacuuming, dusting of crown molding, millwork, baseboards and cleaning of all light fixtures, including ceiling fixtures.
  • Replace all guest closets with clean linen, as scheduled.
  • Remove all garbage from service landings and general wall washing and cleanliness of all service landings.
  • Place all garbage compacted and collected in garbage bin outside to be removed by waste management company.
  • Maintain the cleanliness of all service elevators including shampooing of any carpets, high dusting and mirror cleaning. Polish and wipe down all metal surfaces.
  • May assist with deep cleaning projects and/or assist with housekeeping staff during high-volume periods.
  • Comply with special needs and requests of the guests.
  • Follow procedures for security of lost and found items.
  • Must be able to lift a minimum of 50 pounds and endure various physical movements throughout the day.
  • Able to perform job functions with attention to detail, speed and accuracy.
  • Attend monthly department meetings and training sessions as necessary.
  • Anything that contributes to a positive culture and the success of the complex.
  • Other duties as assigned.
DATA MANAGEMENT SPECIALIST
The Data Management Specialist is a part-time, reporting to the Administrative Specialist. The Data Management Specialist provides support to the Administrative Specialist. The DMS will develop and deliver monthly detailed for all records electronic and hardcopies. This position is solely responsible for maintaining, housing and providing status reports for all records of all residents and updates for all the Power Complex. 

RESPONSIBILITIES & DUTIES
  • Work closely with the Administrative Specialist
  • Oversees and manages all activities related to the residents records process.
  • Collaborates with the Administrative Specialist to resolve records issues.
  • Provides monthly reports to senior staff all records, making sure all files are scanned and archived 
  • Serves as contact for complaints or issues, and is able to resolve problems quickly and present multiple options in a professional and friendly manner.
  • Helps to manage registration, including managing wait-lists, add forms, withdrawals, communication with campus regarding deadlines, and processing of internships/research plans/independent study proposals.
  • Maintains data found in residents information system.
  • Prepares requested reports for faculty and staff.
  • Maintain confidentiality of all information.
  • Performs other duties as assigned. 

REQUIRED QUALIFICATIONS
  • Bachelor’s degree, or equivalent experience in comparable position, required
  • Basic computer knowledge, including spreadsheets, word processing, and data base management.
  • Ability to handle sensitive and confidential information in the utmost professional manner.
  • Ability to learn new systems and technology.
  • Effective verbal and written communication skills with excellent customer service.
  • Organized and detail oriented, exhibit criticial thinking skills, able to work under pressure.
  • Ability to train staff for maintaining service standards focused on front-line customer service operations.
  • Ability to manage time and effective communications.
